Maintenance Requests

We receive and coordinate all tenant maintenance requests, ensuring issues are addressed promptly and professionally

Vendor Communication

We work directly with trusted, licensed vendors and contractors, scheduling repairs and coordinating access so you don’t have to. If you have a preferred vendor, we are happy to add them to our approved vendor list and coordinate directly with them on your behalf.

Estimates & Approcals

We obtain competitive estimates when needed and communicate clearly with owners before proceeding on larger repairs.

Invoicing & Documentation

We review vendor invoices for accuracy, track expenses, and maintain organized records for your reporting and accounting needs.

Bi-Annual Property Inspections

We conduct inspections twice per year to identify potential maintenance concerns before they become costly issues. During these inspections, we also verify that smoke alarms and carbon monoxide detectors are present and fully operational to ensure tenant safety and compliance.

Maintenance & Emergency Reserve

To ensure urgent issues are handled quickly and efficiently, we maintain a standard maintenance and emergency limit of $350. Owners are notified of all work taking place; however, this reserve allows us to address time-sensitive repairs without delay.
